Virginia Kitchen Trailer Rental Site Planning — Power, Water, Wastewater, and Placement
A mobile kitchen trailer rental, dishwashing trailer, or emergency refrigerated trailer only works as well as the site it sits on. This guide covers what to plan before delivery for renovations, construction, and emergencies, on short-term rentals or long-term leases. It is written for hospital, school, correctional, government, and hospitality facility teams. We coordinate delivery and setup with you; call 24/7 or request a quote when you are ready.

Five decisions before delivery
1. Define the need
Meals per period, menu, staff, dishwashing volume, and cold storage. This sets the trailer size and companions.
2. Choose the spot
A level area with truck access, room for the footprint and stairs, and a short path to the building.
3. Connect utilities
Electrical service matched to each unit, a potable water source, and a wastewater route.
4. Plan daily routines
Deliveries, trash, grease, cleaning, and staff and cart traffic between trailers and the building.
5. Review the proposal
Check the trailer list, power needs, term, delivery, setup, and pickup before you confirm.
Utilities by trailer type

| 38ft–40ft kitchens | 220V · single phase · 200–220A | Potable water; sewer, tanks, or bladder bags |
| Low-temp dish trailers | 220V · single phase · 150–220A | Potable water; drain route sized for dish volume |
| High-temp conveyor dish trailers | 38ft: 220V single phase 300A · 30ft: 220V 3 phase 200A | Potable water; drain route sized for dish volume |
| 20ft refrigerated trailers | 220V · single phase · 40–60A | None for the cold box |
Listed requirements come from each model's record; the actual unit is confirmed with your quote. Never apply one trailer's requirement to another.
Short-term rental or long-term lease?
A short-term rental, by the week, fits emergencies such as a failed walk-in, a kitchen fire, or flood cleanup. A long-term lease, month to month, fits planned renovations and construction that run a semester or longer. You can start short and extend.
Permits differ by Virginia locality and facility. Health, building, fire, and temporary-use approvals are issued by your local agencies; we supply equipment details to support them.

Local conditions
Virginia conditions behind kitchen trailers rentals
Past emergency
Richmond's 2025 boil water advisory
From January 6 to 11, 2025, Richmond and parts of Henrico, Hanover, and Goochland were under a boil water advisory after a storm knocked out power at the city's water plant. In a crisis like that, a mobile kitchen trailer running on tanked potable water could have kept patient and student meals cooking.
Major construction
Major construction across the Commonwealth
VDOT's Hampton Roads Bridge-Tunnel expansion is scheduled for substantial completion in February 2027, and school projects such as the W.C. Taylor Middle School addition in Warrenton run through 2026. On long projects, crews and nearby institutional kitchens can be fed from a mobile kitchen trailer.
Major renovation
Renovations that close food service
Emergency equipment access
Emergency coordination and access
Statewide emergency operations are coordinated from the Virginia Emergency Operations Center (VEOC) at 7700 Midlothian Turnpike, North Chesterfield, VA 23235, with county and city emergency managers coordinating locally. Our deliveries are separate from public emergency logistics and travel the I-81, I-64, I-95, and I-66 corridors; we confirm your site access before dispatch.

Frequently asked questions
Can a kitchen trailer run on a generator?
It can when the generator matches the trailer's listed electrical requirement. We confirm the load and connection with your quote.
What if there is no sewer connection?
Use holding tanks or bladder bags with scheduled pump-out or waste hauling, depending on local rules and volume.
How level does the site need to be?
A firm, level area is best. Tell us about slopes or soft ground so we can plan blocking, stairs, or a ramp.
